Our in-house lawyers manage the complete legal handling of purchases and sales, including contract drafting, notary coordination, payment of legally required taxes, and all necessary registrations. For our clients, this means maximum security and a clearly structured process with no surprises. After the purchase decision, we remain by your side. If you wish to renovate, extend, or modernize your property, we connect you with qualified professionals, including both Spanish companies and German master craftsmen. Whether it involves electrical installations, terrace glazing, home extensions, or new heating systems, we introduce you to the right experts. Regarding financing, we have solid market insight and established contacts with banks. Spain offers specific mortgage solutions for non-residents, and we provide realistic guidance while supporting you through all financial matters. HOW WE WORK: You are looking for a property—we offer direct listings and partner properties. On our portals PinHouse.eu & Piso24.eu, you will find our current property portfolio, which we regularly maintain and update. You tell us your requirements and preferences, and based on these, we present suitable properties from our portfolio. Together, we create a shortlist and arrange viewings of the selected properties. Experience shows that successful cooperation begins with clear and honest communication. Every property search is unique, just like our advice. That is why we focus on transparency, realistic assessments, and a structured approach from the very beginning. OUR PURCHASE PROCESS: For us, there is a before and an after, not just the moment of signing. Once you have chosen a property, our lawyers prepare a private purchase contract, optionally bilingual (Spanish and, where possible, your native language). This contract includes the deposit, payment terms, and the notary date, and serves as a binding declaration of intent to purchase. At the same time, we prepare all relevant documentation together with the notary. You receive a draft of the notarial deed in advance, which we review, explain, and forward to you. If you are not fluent in Spanish or prefer additional reassurance, we can arrange document translations and, if desired, an interpreter for the notary appointment. You are, of course, free to bring your own translator. We ensure a legally sound handover of the property, including verification of freedom from charges, existing mortgages, required permits, and all legal safeguards. If any agreements with the seller must be fulfilled before completion, we coordinate these on your behalf. This often includes furniture or appliance transfers, renovation work, pool and garden maintenance, or clearing storage areas. Upon request, we organize a final inspection shortly before handover to verify the property’s condition. After completion, our support continues. We assist with utility registrations and changes (electricity, water, waste, etc.), and our lawyers handle all legal and tax-related follow-up matters. AVAILABILITY: We understand that many of our clients have limited time during the week. Therefore, we are available on weekends and public holidays. Viewings are arranged in advance, as we do not hold keys for all properties and appointments must be coordinated with owners. Careful organization is an essential part of our professional approach. |
